We build social-purpose housing. From the missing middle for the working class to funded health care for seniors – we deliver solutions that work.

Over the past ten years, TL Housing Solutions has crafted innovative housing models to benefit those in need through partnerships with not-for-profits, legions, churches, and healthcare providers. To date, more than 2,500 units have been constructed or are in progress, including safe, secure housing for women fleeing domestic violence, shelter homes, inclusion housing, and affordable housing co-operatives. This enables us to give back to our cities and residents in a significant way – providing homes that build whole communities.

TL Housing Solutions is a high-capacity engine for end-to-end development, driving non-market housing projects forward with the energy and efficiency of a private developer.

Together with our sister company, Townline, we provide financial assistance in feasibility and start-up, financing and equity – participating in public/private partnership opportunities tailored to fit a diverse range of social and financial goals. Recognized and established, we are the interface at Municipal, Provincial and Federal levels, optimizing the development potential by linking our partners with government-funded initiatives. With deep development and construction expertise, combined with planning and permitting acumen, we seamlessly orchestrate the entire process – delivering maximum value for our clients, our partners, and the people who rely on our homes.

The Poppy Residence

5291 Grimmer Street, Burnaby, BC

A 70-suite senior’s independent living residence and new club for the Royal Canadian Legion (RCL/Branch 83), with 55,000 sf of buildable area. The project was funded by BC Housing and was the first of their finance only CPI projects. With preferential financing plus tight control of construction and project budgets, the project creates safe, pleasant, affordable supportive seniors’ housing for low and moderate income-level tenants.

The Strand

2513 Clarke Street, Port Moody, BC

A unique, affordable home ownership opportunity with 1-bedroom, 1-bedroom plus den, & 2-bedroom homes in central Port Moody. Developed in partnership with BC Housing, CMHC and the Port Moody Legion Branch 119, The Strand offered qualified, eligible purchasers the opportunity to purchase at a price 8% below appraised market value, by way of an equity grant, which in turn was recognized as a down payment for financing purposes.

Wilson’s Walk

105 Wilson Street, Victoria, BC

A 10-storey, 108-suite, affordable rental tower in Victoria, with bachelor and 3-bedroom suites to support young singles and families. Built in partnership with Pacifica Housing Advisory Association and BC Housing, the project was made possible through partnership and capital support from BC Housing, the Capital Regional District and the City of Victoria, with a total of $4.7 million in equity contributions. Valued at $22 million, it involved the modification of an existing foundation and the integration of a completed parkade.

Oak Park

616 Goldstream Avenue, Langford, BC

A 73-unit, 4-storey affordable rental building, constructed in partnership with Pacifica Housing Advisory Association, BC Housing, the Canadian Mortgage and Housing Corporation (CMHC), and the Municipality of Langford. A mix of homes accommodate young professionals, couples and new families, with seven suites designed for accessibility to accommodate persons with disabilities of the Langford community in need of affordable housing.
